Delaying Of Refund Of Money

A sum of Rs. 80000 was paid as advance payment by my wife on 30.12.2019 towards acquiring a piece of land measuring 04 decimal. At the time of taking advance payment, 02 witnesses were present and formalized the whole transaction at the premises chosen by the recipient. Later on, 2.02.2020 was fixed for a final measurement of the land and subsequently, the land was to be registered in the name of my wife after making payment of the rest amount which was Rs. 240000/- (Two lacs forty thousand only). On the date of measurement on 02/02/2020, the owner demanded another sum of Rs. 25000 (twenty five thousand only) extra in the name of providing a way to the land which was not mentioned in the contract paper earlier at the time of making advance payment. Thereafter, the deal was canceled by the advance maker as they were adamant to extort more money from me and my wife for acquiring the land.
