How To Release A Lease Agrement

gud morning sirs, this is srinivas midivelly ,from huzurabad,karimnagar distict of telangana, i was given the land(15 guntas) to X person on lease basis for business ,But he cannot run the business, and there is some disturbance between us , that is why he cannot release the lease agrement, Can I release the lease in the court on the basis of ,he did not given me lease rent since 5 years. Please help me in this regard
