    As per the documents your father is the owner of that property. these documents have no value till he is alive.

    To some extent it valid say 10 to 30 percentage weightage will be given to its contenst if established that your father conciously signed it. Law is not mathematics.     whats the non registered document. kindly be precise, However, non registered document will not be a valid document and your father may remain the sole owner of the properties if you dont have any registered title document in your name
