by simply giving a public notice in all edition of New papers.
u have to check chain of title and in last registered document he is as an owner. and if u r a bonafide purchaser u hv advantage.

it depends upon title which the party holds. if the seller holds title through deed of will then it is hard for trace it in register office. and if any case is pending regarding property it is also not reflected in the register office. so simply get title deeds and all relavant documents for last thirty years and give it to an advocate for opinion. the fees may be around 5000 if he is 10-15 yrs of experience.

depending upon the lawyer whom uh hiring for that work... hire a Adv who can do inspection Nd check relevancy of that documents.. plz mention from where uh belong Nd the concerned SDM office
