Request Guidance On Summary Suit

Have an unregistered Sale Agreement for 2 Cr property - 50L advance paid It has clauses: VENDOR hereby declares there is no impediment for sale of Land/Building thereon to the PURCHASER**. PURCHASER or VENDOR shall be entitled to specifically enforce the contract of Sale by way of specific performance in a Court of Law. The sale shall be completed within 3 mths, time is the essence of the contract of sale. VENDOR shall be entitled to forfeit 10L being the Advance amount paid PURCHASER as liquidated damages in the event PURCHASER breaches contract. PURCHASER shall be entitled to claim 10L besides refund of the advance amount from VENDOR as liquidated damages in the event VENDOR breaches contract. **Due to an unapproved, incomplete and inaccessible portion - withdrew from the deal within a month.
