You have already done litigation better to contact local lawyer.
Unless she give relinquishment deed in ur favour.. Property cannot be transferred legally.. If u can't find her you may file a suit and get exparte decree and then u will become the sole owner.. Some if s and but s are there.. for further assistance plz book for consultation..
Divorce Decree in itself is not enough for transfer of any immovable property ownership. As Registration Act clearly states that the document for transfer of immovable property must be registered with the registrar in whose jurisidiction the property is situated. It is advisable that an Memorandum of Understanding must be drawn and presented before registrar along with certified copy of Divorce Decree for registration of flat ownership on the basis of MOU and Divorce decree.
