Yes, an EWS (Economically Weaker Section) flat can be sold, but it is subject to certain conditions. Generally, EWS flats allotted under government schemes come with a lock-in period (usually 5 to 10 years), during which resale or transfer is not allowed. If the lock-in period is over and the property has been legally registered (freehold), then it can be sold to another person through proper sale deed and registry. However, if the flat is still under leasehold or has restrictions under any government housing scheme, its sale may not be permitted without prior approval from the concerned authority. It is advisable to check the allotment letter or consult the local development authority (like DDA, LDA, GDA, etc.) for specific rules.
