Your father has a strong defensive position, but he is not entirely immune to a lawsuit. Because he purchased the land through an official government/bank auction and has held it for over 25 years, he is protected by several legal doctrines. Key Legal Protections for Your Father Bona Fide Purchaser (Good Faith Buyer): Your father purchased the land for "fair value" after verifying the Khatauni (land records). Since he had no knowledge of Mr. Y’s forgery at the time of purchase, the law often protects such buyers who rely on official government records.

No, your father will not automatically lose the land just because someone files a case. Your father purchased the property through a bank/government auction in 1997 after verifying records (khatauni) which showed it in Mr. Y’s name. If the purchase was bona fide and for value, law generally protects such buyers. Also, the alleged forgery happened in 1983. If Mr. X’s fagmily files a case now after 40+ years, it may face serious limitation issues. However, everything depends on documents — auction papers, sale certificate, mutation entries and possession proof
