Land Sale Agreement Not Registered At Sub Registrar Office

Bought 11 cents of land in Jan 2019 Amount# 4.25lac {40,000 per cent} from my uncle (mother's brother) Landlord documented in 50rs bond agreement paper with 3 months timeline, Advance paid 3.5 lac as an initial amount (single payment by cash) since the landlord was in a critical situation and were indeed of money. Today landlord denies for sale registration saying 3 months timeline is over and will not return money immediately as well. He'll pay back whenever possible. Since Land sale agreement not registered at Sub Registrar Office which makes 50rs bond not even valid for 3months. Question: Can this be legally taken forward as cheating/forgery case on landlord for providing invalid agreement and getting money? Any way to treat it as a criminal case instead of civil.
