Guidance For Legal Document Preparation Before Giving Shop On Rent

Hello , Me & My business colleague are starting two separate Stock Market sub-broker franchise within one shop (I'm the owner) . I'm not taking any rent & deposit from him but i want to make clear every legal aspects regarding shop rent & lease agreement. (He's giving all the expenses for furniture ) If in an case some disputes take place between us in future,I want to be in legally safe zone (as a landlord/owner) . So i request you to guide me on how should i prepare a well drafted lease agreement and what terms & condition i should mention in it.
