Leave And License Agreement Validity.

I signed a leave and license agreement for a 1 BHK property in Dec 2019 and the agreement is made for 11 months making it valid till 31 October 2020. My landlord, however, sold the property on 1 Jan 2020 and the new owner asks me to pay the rent at the completion of the month as opposed to the start of the month and that too in CASH only. The new owner is using this technique to avoid paying his due taxes and he is also unwilling to give me a receipt of rent payments. The new owner now threatens me to pay up in cash else vacate the apartment by next month, what are my legal options in this case. The new owner is also delaying making the new agreement as it has not been done yet even after over a month since the transfer of property, so does my older agreement stand or is it nullified. I have paid extensive brokerage fees and incurred relocation expenses to move into the apartment so if I am being forced out can I sue the landlord and claim the expenses incurred by me.
