  • My contact number 79 84 51 34 51 This is with reference to the security deposit amount retained by you after vacating the premises. My client had already informed you in advance regarding vacating the premises. Despite that, you have arbitrarily refused to refund the security deposit on vague and unsupported grounds. At the outset, it is clarified that my client is liable only for: 1. Actual outstanding electricity charges, if any, supported by bill; and 2. Only such deductions as are specifically agreed under the tenancy arrangement and are supported by proper proof. Your claims regarding: - alleged almirah damage of around ₹8,000, - sofa cleaning, - bed cleaning, - chimney/service charges, and - other miscellaneous deductions are not legally sustainable unless backed by: - clear proof of actual damage, - evidence fixing responsibility upon my client, and - actual bills/invoices for the same. Further, when a separate maintenance amount was already being charged, routine upkeep / servicing / general cleaning cannot be unfairly shifted upon my client unless there was a clear prior agreement to that effect. It is also pertinent that: - rent and charges were altered multiple times, - additional maintenance was introduced later, - and after other occupants vacated, my client continued the tenancy and even paid security again. In such circumstances, withholding the entire security deposit without proper statement of account is wholly arbitrary and unjustified. Therefore, you are called upon to: 1. Share a complete written breakup of all deductions; 2. Provide supporting bills/invoices/photos for each deduction; and 3. Refund the balance security deposit immediately within 3 days of this message. If the amount is not refunded within the above period, my client shall be constrained to initiate appropriate legal proceedings for recovery of security deposit, harassment, and costs, entirely at your risk as to consequences. This message may be treated as a final opportunity before formal legal action.
