1) Self acquired property he can gift to anyone.. however stamp duty differs among family and non family members.. let him just execute the gift deed mentioning that gift to son.. need not refer the adoption things.. 2) Ancestral property can't be gifted.. 3) if other legal heirs were there, then they will get the ancestral property.. best way is to execute a family arrangement/ settlement, where property should be allocated to ur mother.. then ur mothers title will be equivalent to self acquired and the her u can get it as gift..
As far as the stamp duty act of Maharashtra is concern the stamp duty is Rs. 200 on gift deed and All the property which you have mentioned can be transfered through gift deed
thr will be no stamp duty for gift deed from Father to son and even he can gift his share .
