  • Here is what you should do: 1. compute the total amount he needs to pay you. 2. send him a Legal Notice for the said amount with interest and state that if he doesn't pay you, you'll cut off the electricity and file a suit for eviction and terminate the agreement due to non adherence to the clauses of the agreement. 3. file a caveat to have information regarding any suit which he may file against you. 4. if there is no favourable reply within 30 days, file a suit for eviction. for more clarification, you can message me here.     He cannot get any protection as he is not a tenant. But he can get the temporary injunction. I suggest you to file a caveat against him. if you do so , then the court give a chance for hearing of both side.

    According to law tenant is bounded by the clauses of lease agreement and he cannot breach the terms of contract and first thing you notice him regarding the electricity bill and if he didn't turn up then revoked the lease agreement and give him eviction notice under law and evict him

  • If it is mentioned in the agreement that the tenant is to pay the electricity charges and he is not paying the same, it amounts to breach of terms of the lease and so u can give him a legal notice terminating his lease irrespective of any lock in period. He can get an injunction only to the effect that u cannot evict him forcefully but only by due process of law.

    yes it is if he don't pay all expenses as mentioned above in ur lease deed ... uh may terminate his agreement by serving him a legal notice Nd don't accept the rent ar don't give him the receipt of rent ... which may also be made an cause to evict him from the property

    but even if he gets injunction and u can get him evicted , it will take a long time to get him evicted. the best option u have is to issue a notice to him for his default towards non payment of electricity bills and make sure that before the notice is issued you file a caveat petition in appropriate court having proper jurisdiction where he can approach for injunction so that the judge doesn't pass an order if injunction without hearing you. if caveat petition is filed then u will get notice for that and a chance will be given to hear u before passing any interim order.
