Assuming you to be Hindu, the below mentioned scenario arises: - If the property is her self acquired property, she can deal with it as she likes. - You cannot question it, unless it is done by misrepresentation, coercion, fraud etc. - If you file case, it may further damages / strain your relationship, but it is advisable to request your mother and get the property settled between you and your sister amicably.
