Ancestoral Property Query

I have an ancestral property in Bihar and vocal partition has been done between my father and the other three uncles. I am looking for a legal way so that my father could not sell or make any kind of legal documents to others. I have a way to get the property registered on my mother's name but that's pretty costly. Is there any kind of deed or legal documents that can be made by my father on the name of my mother so that he can not sell the property or even though he makes any legal document to anyone in the future deemed invalid.
