My name is Kushal, in 1986 my grandfather get free land (30x40) from the government in a village near Bannerghatta, he and my parents lived there in the property almost for 30 years and in 2010 my grandpa died and the land still in my grandpa's name. Now I would like to know is it possible to get the property transferred to my name by gift deed if we get the E-Katha to my grandmother's name Because I am paying the tax for the property almost from the last 12 years. Can My grandmother write gift deed the property to my name. My grandparents have 7 children and my father is one of them but they all never stay in that house.

Mr. Kushal, Has the property been converted from leasehold to freehold and thereafter mutated? If yes, your grandmother can execute a gift deed. Regardless of number of children or grandchildren, she can voluntarily transfer to anyone and since it's a real estate, the gift deed needs to be registered. Best,

Your grandmother can register a gift deed in your favour by paying the required stamp duty and registration fee Engage a local lawyer to prepare the said gift deed and get the same registered before the Registrar.
