Send a legal notice that you are ready to vacate.. Once u send the notice he cannot demand rent from you. Owner's demand is rightful, it is an implied condition, if he delays to repay then you may file suit against him.. Your proposition clears that the landlord is manifestly in a mala fide mind and is out to usurp your money..It is a violation of the contract.
