Gift Deed Of Immovable Properties To Two Donees

Two immovable properties abutting to each other with different measurements having two property numbers purchased and two sale deeds were registered, later the property numbers were clubbed by the corporation and single corporation number continued and property Tax paid accordingly. Now the purchaser wants to Gift the properties to his Two grandsons. Question:-( 1) In the Gift Deed can it be incorporated that one property under one sale deed will be owned by one grandson and another abutting property will be owned by another grandson. Will the rights remain undivided. Will the same corporation number continue for the entire property. Will the metes and bounds of entire properties remain as its status quo except transfer of rights by gift. ( 2) Can it be mentioned in the gift deed, that in the event of a sale, lease, mortgage of whole properties or part/parts thereof, the share will be shared in the ratio 60-40., pl advice, Thanks
