I am planning to purchase land from the person "a". Person "a" got this land from her father as " gift deed" and is registered in her name. "a" is still alive and has 4 sons and 2 daughters, of which only one daughter is against the sale of that land. Does that refuse daughter has any right on that land? Do I need to take her sign (refusing daughter) at the time of registration (or) only the person "a" signature is enough? Can the daughter revoke the gift deed after I purchase the land and register it or after the death of her mother post-sale? Please let me know the legal suggestion on this. Thank you very much.

As per the facts the present owner is the self owner of the property. This is valid gift given by him. So there is no problem in purchase of the said property. As per the facts you have detailed, the property in question is a self acquired property.The present owner can deal with the property in the way he like provided that there is no bar in the Gift Deed. The present owner is the absolute owner no one else can stop him legally from dealing with the property.
