I am an NRI, I am looking to invest in a property in Bangalore. The property I am looking into is a BMRDA approved plot. It was initially sold 6 years ago and it's currently under the possession of a person who has purchased it from the original owner 3 years ago. Through one of my friends, I was informed that this property (whole layout not just the plot) had some legal issues a few years back. GPA which was provided for the sale of this property was canceled and there were some issues pertaining to that. We got the documents checked in the sub-registrar office and was informed that the documents are spot on. There are several construction projects ongoing and completed in the locality. There are accurate tax paid receipts and EC is also acquired. How can I make sure if this property is safe and legal to buy? Please provide me guidance. Thank you
