Yes, sale deed is the legal document, though it is costlier but avoid future complications.

It would be better to clarify the things before reaching at any final decision. Whatever is to be done has got to be done in a perfect foolproof manner. It will not be an agreement only but the final document has got to be executed in the form of a Sale Deed for the piece of land which you have constructed. It will settle the finally forever.

First of all try to make it clear from your side that the part of land that you are talking about is legally owned by that person. If all the things are clear, than you should officially purchase that part of land through registered sales deed by processing all the legal procedures from that person. Thanks. Please review my profile if you feel my suggestion suffices your requirement. You can even consult me personally for any further assistance. Good Luck.

Yes it is better and safe, rather you get that 50 sq.ft. registered in your name by getting sale deed executed, of 50 sq.ft.portion of land in your favour.
