    1. you can serve him a legal notice through a lawyer to make payment of the outstanding rent amount along with the interest/penalty, 2. if payment is not made despite service of the legal notice, you can file a civil suit for the recovery of the rent amount along with eviction of the tenant on the ground of non-payment of rent,

    Mr.Rohan , As per Supreme court latest Order, Tenant has to pay rent if it is Residential accommodation. I presume it's a Apartment and tenant not paying Maintenance you inform Apartment Association to stop all service to your tenant. issue Legal Notice and file case of Eviction. While issuing Notice you can mention the Balance of Tent from February will be deducted from his Advance and rest of the Rent and damages you can claim it in Court.
