    To be frank just sell it and keep the money in FDs and Post Office Scheme where you mother get Rs.10,000/- interest every month if you deposit Rs.15 lacs.     The complexity is that you are planning to do it during the pendency of the legal proceedings. Secondly you will have to shell out a heavy amount to get the sale deed executed for transfer the property and then again to repeat the same after the legal proceedings are over and that too under a changed scenario. . It would be better to mortgage the same to some one else who is able to protect your right in a right way.
