you can not use the notarised GPA for registration of property
Very rightly You have heard. Notarised Power of Attorney may be valid for certain trivial matters but not in case of execution of such documents such as Sale Deed. In such case either the party has to come present in person or the General Power of Attorney has got to validly and properly registered with the office of sub registrar authorising the Attorney to appear and sign the document on behalf of executant.
