transfer the property to the grandchildren ... Nd become the custodian of the property... after that if parents want too sell the property they had to take permission from court giving a valid reason for that... which uh as a custodian challenge anytime if it's not genuine ar against the interest of grandchildren

Passing it onto the grandchildren until the children become major and be a custodian to properties until then...

make a gift deed for grandchildren
