I had a written agreement with agents regarding buying land in Bolpur, West Bengal. As told by agents the owner (Female) suddenly dies without making any will, her husband had already died, it is now a disputed property. So I told them to give me my money back which is Rs. 2.5 Lakh through net banking, they have not given it till now, it has been 6 months. There is no direct commitment from them as when will they give it back. I want to take legal steps against the agents as it is a fraud case by them and yes I have the agreement copy in an Rs. 20 stamp paper.

first of all give a legal notice to the legal heirs then file a case of specific performance in civil Court and get stay order on property so that it can not be sold out to any other person

Immediately gt file a suit for specific performance against all the legal airs and also the agent either for recovery or for executing the sale deed in your favor there are several provisions by which you can ask the other party to disclose entire properties of the family. To initiate the matter get a legal notice served upon the Agents and if not resolved approach the Court for recovery of the amount alongwith interest, costs and damages.. You can also approach the Consumer Court if your State legislation permits..You have got a good case and you will succeed.
