    It all depends upon desire of the purchaser. Better get transfer in your joint names and then selll so that you get more market price.

    All the legal heirs of your father viz., your mother, you and your siblings can alienate the property, there is no need for the property to be transferred first and then sell it. The Purchaser may seek for indemnity from all of you, which is a regular practice.
