My brother lives in the USA. He bought a flat in India (Ghaziabad) in 2012. He wants to gift it to me. I want to sell it and buy another upgraded flat. I had signed the sales dead on his behalf which getting the flat registered as I have the POA. What is the best way to save on any costs or taxes? Thank you.

Power of Attorney is alright but it is not a document of title. Under the present set of circumstances it would be better to go for Registered Sale Deed instead of any other document which may cause problem afterwards.
