Share In The Property Of My Maternal Grandfather

My maternal grandfather had died in 1980 leaving behind a house in Kolkata. after his death, my maternal grandmother and maternal uncle (with his family) started staying in that house. My mother and her sister were staying elsewhere with their own families and had given a power of attorney to my maternal uncle for taking decisions on property repairs etc. However, in 2008 my maternal grandmother also passed away and my maternal uncle with his wife continued staying there. Now last year my maternal uncle also passed away and now his widow stays in that house alone. my query is two-fold:- (1) can my mother and her sister insist that their father's house be sold and the proceeds are divided amongst them and the widow of my maternal uncle & (2) if the house is not sold currently then can the sons and daughters of my mother, her sister and their late brother later on-sell the house and divide the proceeds. will the heirs of my mother and her sister have an equal share as their brother's heirs?
