Transfer Of Property To Widow Of Deceased

my father passed away a few months back, he had properties i.e flats and land purchased jointly in name of my father and mother. We 2brothers (major) and 1 sister (minor) along with my mother would like to transfer the properties to sole name of our mother. i woukd like to know the procedure involved and approximate cost incurred in the said transfer
