    There are several differences between the sale agreement and the sale deed. According to law the unregistered Agreement to sale is no validity in the eye of law and this agreement is not enforceable through court. If sale agreement was registered then the proposed buyer can file a civil suit under the Specific performance Act but now when the agreement to sell is not registered then he can't file any case against You.
