my mother own a flat in delhi ..she expired last year ..i am her daughter .in the share certificate my name is mentioned as co share holder .is that mean nominee ?? however freehold and other paper had only my mother name in it .i have other brother and sister s.can the flat be transferred in my name or do i have to get NOC from all of them..plz suggest.

Dear Sir, You are entitled for only 50% as your co-sharer and remaining 50% share of your mother will be equally divided among her legal heirs. If your sister and brother issue NOC in your favour then you can get transfer entire property in your name.
